Overview
Convenience meets growth: a mixed-use landmark in the thriving Brisbane to Gold Coast Corridor.
Strategically located within the Gold Coast northern precincts, Yatala Convenience Centre has enhanced one of Australia's rapid growth areas. Positioned opposite the famous Yatala Pies store, it's the sole northbound opportunity for traffic accessing the Yatala Enterprise Area. Higgins joined Belmonde Property Group under a Design & Construct arrangement to undertake the redevelopment of this prime commercial pocket.
Given our site's proximity to a railway line and major highway, we were responsible for finding a synergy among multiple authorities with conflicting priorities. We efficiently managed all communications with the eight organisations, securing the necessary approvals and ensuring full regulatory compliance. While this process was extremely time consuming with lengthy approval processes, our team's diligent and proactive approach was vital to the project's success.
After finalising the design, we demolished the existing Beenleigh Yatala Motor Inn motel and completed the required site remediation. Further site works involved the installation of two 90,000L fuel tanks and stormwater drainage, including a Spel Puraceptor and two detention tanks.
Our main construction works introduced the anchoring tenant, Ampol, alongside popular hospitality retailers, Starbucks, Guzman y Gomez and GettaBurger. Catering to the industrial location, we also built an additional re-fuelling area at the rear of the site, suitable for heavy vehicles.
We delivered all the buildings concurrently, accommodating the diverse finish requirements of each tenancy, spanning from full construction to warm shell, cold shell, and base build.
To support the development, we rebuilt Lloyds Lane and the intersection at Elderslie Road. This involved tree removal, subgrade replacement, asphalt works, new or upgraded underground infrastructure, kerbing, a median island, linemarking, road signage, street lighting and the installation of a 45 metre road barrier.
