Overview

Dynamic learning centre brings new ‘heart’ to a thriving seaside school.

To prepare Dromana Primary School for significant future growth, we partnered with the VSBA to deliver Stage 1 of the long-term masterplan. This project replaced outdated and temporary buildings with a multi-functional learning centre for the campus.

The two-storey addition opened in Term 2, 2023 providing a range of facilities for the school community.

  • Eight general purpose classrooms, break out spaces and student amenities
  • Staff work areas and collaboration space
  • Resources to support specialist art, science and technology subjects including the school’s unique Science and Aboriginal Studies program
  • A central landscaped school ‘heart’ with over 4,000 plants


The external courtyard is a tranquil space, offering relief from the expansive floor plates of both the new and existing buildings. It also provides generous areas for outdoor learning, play, and assembly gatherings.

Process

Through diligent management, we met the expedited program for this major project, delivering the entire construction within the operational campus.

Plan.

Approach & Value Adding

  • The brickwork facades were a challenging component, relying on curved structural steel for support. We steered a collaborative process with our architect and bricklayer to determine how we’d achieve this design.  
  • The original design featured in-situ concrete walls throughout the landscaped areas. We proposed the use of sandstone bleachers instead. Being simpler to install, the bleachers offered a time benefit whilst still meeting the design intent which incorporated raw, natural elements.

Drive.

Key Challenges

  • We discovered existing fire services in an area we needed to excavate. To avoid delays to our earthworks we established a new common service trench and relocated all the existing services. This carried electrical, water and fire services together whilst achieving all requirements.
  • We battled heavy rainfall during our excavation works and ground floor slab pour. It took a total of 14 concrete pours to form the structure. Coordinating multiple trade scopes amongst adverse weather demanded precise on-site controls.
  • To create our single access point to the site, we completed a new temporary crossover permit at the request of VicRoads. The crossing was next to a major pedestrian crossing used regularly by the school. To guarantee public safety, we kept in daily contact with the crossing supervisor. We also scheduled all major deliveries outside of school pick-up and drop-off times.  

Deliver.

Project Outcomes

  • We delivered a valuable learning resource for a school predicting significant enrolment increases. Dromana Primary School now has a multi-functional space capable of hosting their entire school population.
  • The range of flexible teaching spaces accommodate individual, small and large group learning with facilities for specialist subjects.   
  • The building addresses the school’s need for future growth, through a concrete roof structure that can be repurposed as a usable rooftop space or extended vertically.
  • In addition to our initial scope, we installed new synthetic grass to improve the surface of the existing basketball court.

SUSTAINABILE OUTCOMES

  • Our construction methodology maximised the use of recycled materials to achieve the best level of sustainability. For example, we repurposed the bricks from the demolished school hall within the external brick seats.
  • The central landscaped courtyard provides an interactive space for outdoor learning and added +4,000 new plants.
  • We also installed three rainwater tanks that feed the building, including the bathrooms.
