SJ Higgins were engaged to undertake the full internal demolition, extension and conversion of the existing Bunnnings Warehouse into 3 new tenancies in the Sunshine Homemaker Centre, Maroochydore on a design and construct contract. The completed conversion saw the 8,000sqm expand and internally divided to accommodate three new tenancies, Centre Management Offices, general shopping amenities and gymnasium amenities to one of the new ten-ancies.
The conversion further included installation of QFES compliant sprinklers throughout the building with the associated 700,000 litres of water storage. The inter-tenancy walls have been designed and constructed without structural steel to a height of 11.5 metres, making it the first of its kind and has resulted in minimising construction costs for the client. A full base build fitout was also undertaken to the existing building that involved an electrical upgrade, encompassing the pro-curement and installation of a new 1,000KVa Padmount Transformer.
As well as new entry statements to future tenancies, external works involved a full roof replace-ment over the existing warehouse, rectification of 60% of the existing car park severely affected by tidal waters and associated landscaping as per the Development Approval. Other works in-volved included storm water upgrade, sewer upgrade, installation of all new mechanical plant and all new services.
